Spec Suite is short for speculative suite — is a newly constructed office suite built by a landlord prior to a tenant signing a lease. As the current office climate has reduced the number of workers on site and working from home has become a popular trend, TI clients found tenants vacating spaces or looking to reduce the real estate they no longer require. When an existing tenant opted not to renew their lease, our clients brought Torino in to update a vacancy to prepare for a potential new tenant. Spaces usually include a reception area, conference room, open pantry, perimeter offices with glass fronts and open work areas. Construction for these spaces usually includes demolition, new carpet installation & luxury vinyl tile and paint. Faucet, sink, and appliances were replaced with lighting upgraded to energy-efficient linear LED pendant fixtures to create move-in ready office environments.
Capital Improvements are a durable upgrade, adaptation, or enhancement of a property that increases its value, often involving a structural change or restoration. Tenant Improvements are those enhancements made to a leased property that are made by or for the benefit of the tenant. Due to the essential nature of this business, Torino received approvals to continue construction on spaces during the early days of the COVID-19 pandemic shutdown. Torino Inc. lifted and installed emergency generators onto the roofs of buildings to support the client specific needs. TI is up for and will work through any challenges.
Torino Inc. met with our designer on a regular basis to bring our dream of an unbelievable space to life. Pete was hands-on and took as much pride in the space as if it was his own. His crew was professional, dedicated, and worked diligently to get the job done in a timely manner. As one of the first spaces done in the building, it was so well received, that the landlords (MRP Reality) began to show it as a recruiting tool for new and prospective tenants. Torino Inc. successfully implemented our plans of a contemporary space while keeping the history of this beautiful 1891 building intact. Our space continues to be a showcase at the Bourse, and we could not be happier with his dedication to Diversified.
Torino, Inc. delivered a complete tear down and rebuild for us. The renovation encompassed approximately 22,000 square feet. We found the Torino team to be highly responsive to our requests and they kept us fully informed during the entire process – including photos of the progress which were very helpful for our employees. The quality of the work was excellent. Any problems encountered during the renovation process were quickly discussed and resolved. Their team was a pleasure to work with on this project.
