Spec Suites, short for speculative suites, are newly constructed office suites built by landlords before tenants sign leases. With the rise of South Jersey and Delaware Valley’s remote work trends and reduced on-site staff, many of our clients have seen tenants vacating spaces or looking to downsize their real estate.

Torino Inc. has been assisting our clients in updating vacancies to attract potential new tenants. Spec Suites typically include a reception area, conference room, open pantry, perimeter offices with glass fronts, and open work areas. Construction for these spaces usually involves demolition, new carpet and luxury vinyl tile installation, paint, and upgrades such as energy-efficient lighting. These move-in ready office environments create attractive spaces for potential East Coast tenants.

Tenant Improvements refer to enhancements made to a leased property that benefit the tenant. Even during the early days of the COVID-19 pandemic shutdown, Torino Incorporated received approvals to continue construction on tenant spaces deemed essential to residents on the East Coast. We installed emergency generators on building roofs to support client-specific needs, demonstrating our commitment to finding solutions even during challenging times. We are ready and willing to overcome any obstacles to complete your tenant improvement project successfully.
